Renovate or Repair Your Home
The Housing Fund provides affordable loans to help homeowners modernize and refurbish their houses to maintain value, add value, or make the home safer, healthier, more accessible or comfortable.
Eligible Project Uses Include:
- HVACs
- Roofs
- Door and/or window replacement
- Structural or foundational repairs
- Accessibility needs, for seniors or people with disabilities
Terms and Amounts:
- From $5,000 to $35,000 for home improvements
- Repayable over 180 months at a 5% fixed interest rate
How Do I Qualify?
The Housing Fund’s fixed-rate Home Improvement Loan is often a more accessible, affordable product (than a HELOC, for example) for limited-income households needing to fund essential repairs or renovations that promote home health, safety, comfort, and/or energy-efficiency.
Eligibility
- An applying homeowner can annually earn up to 120% of Area Median Income (Income Guidelines for each Tennessee county are here).
- The property proposed for rehabilitation must be owner-occupied, and located in Tennessee.
The applying homeowner will also need to:
- Obtain one work estimate for repairs under $10,000
- Obtain two work estimates for repairs over $10,000
- Complete a brief post-purchase education session.
